What a good estimate includes
- A look at the kitchen. Measurements, plus a look at the cabinets, plumbing, electrical panel and floor. If the owner is away, someone on site can walk through it with a video call.
- Your options side by side. For example, refacing versus replacing, or quartz versus granite, so you can see what each choice costs.
- A written, itemized price. The cabinet line, counter material, allowances, permits and what is excluded.
- A realistic schedule. Lead times, permit review and your rental calendar.
How to prepare for the call
Have two or three photos of kitchens you like, a short list of what is not working in yours and a rough budget. If you are in a villa, find your regime's documents. None of this has to be perfect.
Read the cost guide for ranges and a quick estimator. Then look at the page for your area so you know which rules apply to you.
